Hand over a building that stays the way you built it

Your name stays on the building long after the last apartment is sold. We take over the shared spaces at handover and run them to a professional standard, so residents remember your building for the right reasons.

When developers come to us

You are completing a building

Residents are about to move in, and the shared spaces need a manager from the first day — not after the first complaints.

You are managing it yourselves for now

Your team runs the building until the owners take over, but day-to-day management is not what a development company is built for.

You are planning the next project

You want the buildings you have already delivered to be the best advertisement for the ones you are selling now.

What happens after handover when nobody is responsible

The first months after residents move in decide how a building will be remembered. This is where problems usually start.

Habits form before a manager arrives

Without a schedule and rules from the first day, residents decide for themselves how things are done — and habits formed in those first months are hard to change.

Complaints come back to you

Whenever something in the building fails, residents call the company whose name is on it. That is your sales team’s reputation, not only your service team’s.

Fees and budgets start late

If nobody collects fees from the very first day, there is no money for shared work when it is needed, and the building falls behind in its first year.

Defects nobody follows up

Warranty issues need someone who records them, reports them and follows them through. Without that, they turn into disputes between you and the owners.

What we take over

From the day the first residents move in, the shared spaces have a professional manager.

A clean start

We set up cleaning, maintenance and fee collection before the first residents move in, so the building starts as it should continue.

Daily operations, handled

Everything outside the apartments’ front doors is run by our team.

  • Cleaning of lobbies, stairwells, elevators and parking
  • Oversight of elevator servicing and inspections
  • Technical maintenance of shared systems
  • Courtyards, landscaping and winter clearing
  • Pools, gyms and other amenities
  • Access control and security of shared areas
  • Collection of monthly fees and the building budget
  • Monthly reports to every owner

Defects recorded and followed up

We record problems found in the shared spaces and coordinate their repair with your team during the warranty period, so nothing is lost between you and the owners.

A smooth hand-off to the owners

When the owners decide how their building will be managed, they inherit a running building, a budget and a complete set of records.

Who you are handing your building to

Your reputation is tied to the building. This is what you can check before you trust it to us.

A real office in Yerevan

We work from Arshakunyats Avenue. Come and meet the team before you sign anything.

Open books from the first day

Every owner receives a monthly report on the work done and the money spent — the transparency buyers expect from a quality building.

Shared spaces are all we do

We focus on the shared spaces of apartment buildings, and nothing else.

What developers ask us

When is the right moment to bring you in?

Ideally a few months before handover. That gives us time to inspect the shared spaces, plan schedules and the budget, and be ready on the day residents move in. We can also take over a building that is already occupied.

Who signs the management contract?

That depends on the stage the building is at. Until the owners choose how their building will be managed, we can work under a contract with the developer. After that, the owners decide on their manager at a general meeting.

Can you work with our existing service companies?

Yes. We review the existing contracts, keep the companies that work well and supervise their work, so the transition goes unnoticed by residents.

Do you manage commercial spaces on the ground floor?

Our focus is the shared spaces of residential buildings. For mixed-use buildings, we can discuss how to manage the shared areas used by both residents and businesses.

How is the fee set?

Every building is quoted individually after a free walkthrough, based on its size, systems and amenities and the level of service agreed. You receive the scope of work and the fee in writing.

Start with a free walkthrough

Tell us about the building. We will walk through it with your team and send a written proposal — then you decide.
