Frequently Asked Questions
What boards, owners and developers ask us about professional building management
General
What does DEED do?
We manage the shared spaces of apartment buildings in Yerevan: lobbies, entrances, stairwells, corridors, elevators, roofs, basements, courtyards, parking, pools and gyms. We look after everything outside the front door of each apartment, and nothing inside it. We organise the daily work, select and supervise tradespeople and service companies, collect the building’s fees, keep the budget and report to every owner each month.
Who are your clients?
Mainly condominiums — the owners of an apartment building and the board they elect. We also work with developers who want a finished building handed over to professional management.
Do you work inside apartments?
No. Our responsibility starts at the front door of each apartment and covers the shared parts of the building. Repairs inside an apartment remain the owner’s responsibility.
How much does it cost?
Every building is quoted individually, because every building asks for something different: its size, the number of entrances and elevators, its amenities and the level of service the owners want. After a free walkthrough we send your board a written proposal with the full scope of work and the fee, before anyone has to decide.
For Condominium Boards
Does our condominium lose control if it hands management to you?
No. The decisions that matter stay with the owners and their board: they approve the budget, set the priorities and can review our work at any time. We carry out those decisions and do the daily work, so the board no longer has to.
How does a building appoint DEED as its manager?
The decision belongs to the owners and is taken at a general meeting. We start with a free walkthrough and a written proposal. If the board wants to go ahead, we help prepare the meeting’s agenda and the documents it needs, so the owners can make an informed decision.
Our chair has run the building for years. Why change anything?
Because running a building is a real job, and most chairs do it unpaid, in their spare time and without a technical team. Professional management does not replace your board — it gives it a team. The chair keeps the oversight and no longer spends evenings chasing tradespeople.
What happens to the fees owners already pay?
We collect the building’s monthly fees, record them and spend them according to the budget your board approves. Every month each owner receives a report showing how much was collected, how much was spent and on what.
What if some owners do not pay?
We follow up every arrear in writing and in person, and keep the board regularly informed of where each account stands. Shared work should not be paid for only by the owners who pay on time.
Can the owners end the contract?
Yes. The owners appoint their manager and can replace it through the same general-meeting procedure. We would rather keep a building by doing good work than by the terms of a contract.
For Residents
Who do I call when something breaks?
Us. Every building we manage has one number for residents. Report a broken light, a stuck elevator, a leak or a dirty stairwell, and we will send the right specialist and follow it through to the end.
How will I know what is being done?
Every owner receives a monthly report: the work completed, the inspections carried out and the money that came into and went out of the building’s budget.
For Developers
We are completing a new building. Can you take over at handover?
Yes — and handover is the best moment to start. We can take over the shared spaces from the first day residents move in, set up the cleaning and maintenance schedules and fee collection before habits form, and give the owners a professional manager from day one.
How do you handle defects found during the warranty period?
We start with an inventory of the building’s equipment, existing service contracts and warranties. Then we coordinate with your team on putting right any defects found during the warranty period, so nothing is lost between the developer and the owners.
Service and Area
Which areas do you work in?
We work with apartment buildings across Yerevan. If your building is in the area around the city, contact us and we will tell you whether we can serve it properly.
Do you service the elevators yourselves?
Elevators must be serviced by qualified specialists, so we work with specialised elevator service companies. Our job is to contract them, make sure they keep to the maintenance schedule, see that mandatory inspections happen on time and keep all the records.
What is the free walkthrough?
Together with a board member, we walk through your building — entrances, stairwells, elevators, roof, basement, courtyard and amenities — and then send you a written report on what we found, together with a management proposal. The walkthrough is free and carries no obligation.
