What distance really puts at risk

Owning from abroad is not a problem in itself. The problem is that nobody is watching — and in Yerevan, the things that go wrong tend to surface late.

Nobody there between tenancies

In an empty apartment, leaks, damp and break-ins go unnoticed for months. By the time someone looks, a small repair has become a large one.

A relative doing you a favour

Many owners ask a cousin or a neighbour to keep an eye on the flat. It works for a while, then it strains the relationship — and it still gives you no lease, no records and no inspections.

Bills you discover too late

A tenant can move out leaving gas, electricity and water unpaid. From abroad you rarely see those arrears until they have become yours.

A verbal lease you cannot enforce

Letting on a verbal agreement is common in Yerevan, and almost impossible to enforce from another country. If the tenant stops paying, eviction is a court process, and you need documents to start it.

You do not need to issue a power of attorney or visit a notary. You sign our management agreement remotely, from wherever you live.

What we earn depends on your rent arriving. If the apartment earns nothing, neither do we — so our interests are the same as yours.

A tenant who pays nothing to move in chooses your apartment over the one next door, so it lets sooner.

What owners abroad ask us

Do I need to come to Armenia at any point?

No. Viewings, the lease, the move-in handover, inspections, repairs and rent collection are all handled by us in Yerevan. You follow everything from wherever you live.

Do I need to give you a power of attorney?

No. We work under a management agreement that you sign remotely. There is no notary visit and no consulate appointment on your side.

Where is the rent paid?

Into your own bank account in Armenia. If you do not have one yet, tell us when we speak and we will talk through the options.

The apartment is registered to several relatives who live in different countries. Is that a problem?

It is common, and it is solvable — but it has to be settled before a tenant moves in. Every registered owner has to give written consent to the letting. We check the ownership record first and tell you exactly whose consent is needed.

How do I know what is happening with my apartment?

Through your portal: monthly statements, inspection reports with photographs, and every document in one archive. And you can message us on WhatsApp or Telegram at any time.

The apartment has stood empty for years. Can you still take it on?

Yes. We start with an inspection and tell you honestly what it needs before it can be let, and whether that is worth doing. Any work is coordinated and supervised by us, with your approval.
